Code Case #202510357 hit the LAND — turf/cages aren't permitted in the current HI zone. Cure: rezone both HI → CIC. The 6/24 virtual intake (run by Andrew Crabtree) is the start of the clock — time still TBD. Planner says "not likely"; the counter is the integrated two-parcel employment site.
The KEY easement/parking finding
Easement + CC&Rs both FOUND. The easement grants NO parking rights — it's access/loading-dock only. Parking comes from UNIT OWNERSHIP / the CC&Rs. The loading-dock fight is on the August HOA board agenda.
Financing
Enterprise → SBA 504 (Celtic + TMC/CDC). Building note $1.834M @ 4.64%, ~$11.76K/mo. LT debt ≈ $4.04M.
The move
19-yr institution displaced from 995 (outbid by a mismanaged housing project the city bailed out). Industrial fits the noise/use. $20M figure = verify.
Bottom line
